Overview

Resolute Partners needed a prompt sale or lease of a 482,500 SF manufacturing warehouse located in an outlying market.  Time was of the essence because the property was vacant, and the mortgage due date was just months away.

 

Results

Jay Willingham evaluated the time needed to market the property along with the due diligence period and advised his client to market the property on an auction platform.  The auction company would acquire the due  diligence documents needed to close during the marketing period and the buyer would close within 30 days of the winning bid.

 

Value Added

​The marketing efforts of Willingham Commercial coupled with those of the auction company generated prospects from as far west as California and as far east as Poland, resulting in multiple bidders for the purchase of the subject property.  Competing qualified buyers made for the maximum sales price.  This coupled with a 30-day due diligence period accomplished the sellers’ goal of a quick sale.
