Overview

Contract Callers, Inc. was already experiencing healthy growth in their business when they were awarded a contract that would double their current volume. The company occupied 10,800 Sq. Ft. and the management was expecting to have need of a space nearly twice that size. Jay Willingham was enlisted to evaluate all of the available buildings in the Augusta market that would meet this need for expansion. Because of CCI’s business model it was essential that any new building provide their employees with ample parking spaces three times that of the required office parking ratio per the county’s code.

 

Results

After an extensive search spearheaded by Jay Willingham, CCI made the decision to move their organization to Downtown Augusta. Jay identified a building in need of major renovations so that the build out costs could be covered in the property’s planned improvements.

 

Value Added

The Jay Willingham Team negotiated Tenant improvements in excess of $1,000,000 including:

  • Newly built modern call center space designed to meet CCI’s needs so that their original anticipated need of 20,000 Sq. Ft. was met with a floor plan consisting of 14,000 Sq. Ft.

  • Gated employee parking with key card access, ample lighting and state of the art security and camera systems.

  • A negotiated per Sq. Ft. lease rate lower than any of the competing properties.
