CCI Construction specialized in the construction of government facilities such as schools, court houses and other municipal structures. Its owner, Ron Cross developed an industrial complex during the slow times which included a mini-warehouse storage facility and flex space for small office- warehouse users. Mr. Cross had a need to minimize his real estate holdings / responsibilities in order to devote more time towards his construction company.



After consulting with Ron it was decided that the best plan of action was to find a buyer for his industrial property and to locate an office-warehouse building with a laydown yard for his construction equipment. Jay Willingham located a buyer for the industrial complex who owned a warehouse that was for sale. A 1031 Tax Deferred Exchange allowed Mr. Cross to trade out of his labor-intensive real estate holdings into a user property along with a triple-net leased income property.
